Had this scenario yesterday. Westpac (branch) clients.
Older couple (63 and 58) have 27 years left on a 30yr, 15 yr Interest Only, 10 YEAR FIXED loan @ 5.84%. PPOR and 2 x IP. Still 7 years under the fixed rate arrangement. She wasn't working at time of loan being granted, but advised he had received his 'retirement bonus' from his employer just before they bought.
Now owe 900k on investments (valued 390k, bought for 485k in 2015; valued at 665k, bought for 785k in 2014) and recently sold their home – from which the bank took 100% of proceeds (partial discharge) and charged them 34k in break costs and LMI fees. Apparently the bank advised them to sell the family home as investments had lost so much value – yet all loans were cross-collaterised and adjusted anyway.
Westpac also revoked an "approval" for their new home purchase after the sale went unconditional, leaving them 'homeless'. (On further discussion, it's apparent they had a verbal "pre-approval" with no valuations or income verification). I'm also guessing Westpac used his NOA for servicing as they advised he was told to take his 'retirement bonus' prior to EOFY and then apply after doing his tax return.
Westpac did – however – offer them both 15k credit cards (which of course they took).
On review, the proposed facility for new purchase fails servicing by almost $3000pm. Even if they sell both investments at market value, there is little potential for sufficient surplus funds to be realised for even a modest property to be purchased. He has ~150k in Super, she has virtually none. He is on 75k, her 35k.
They recently moved into their (adult) child's home, and are now living in what used to be the workshop. They have little prospect of ever owning their home, or being able to retire comfortably.
I'm sure Westpac aren't alone, but this is (by some margin) the 'worst' situation I have encountered.
