1. Yes. As long as the calculation is reasonable, you can claim some runing cost like water and electricity. If you claim the interest of the mortage which is occupation cost, this will trigger CGT when you sale your main resident.
2. Yes, it is liable for GCT and you need to proportion the Gain.The way calculate you CGT will be the ( days use for business*25%)/total days holding days * (sale prcie - cost)
