求助:由中介出租房子,legally not mathematically:在签了第一个lease伊始,中介第一次收费:例如,letting fee 2 weeks rent plus GST and Management fee 5%, 是应该先减掉2周rent再charge 5%管理费还是先charge 管理费再减2周rent (忽略对GST的考虑)…………因为中介采取第二种顺序 但个人理解 第二种就多charge了2周rent的5%这部分。

I understand what you are saying, I was under the same impression that we could take the letting fee first and then charge the management fee on the balance of rent, however we have been previously audited by consumer affairs and they advised us that we have to charge a management fee on all rent collected.
The letting fee is a one off fee on top of that which is why we had to charge that first. The REIV also a few years ago sent a confirmation to all agents to do it this way so there is no confusion between landlords Victoria wide.
