投资耗子维护成本一般是多少？

想投资house 但自己没住过不了解平时除水费市政费外 维修保养开支多少
Apartment 有strata负责一部分的维修 但是要交stRata Fee 。 那house 相应的开支大概多少？占租金收入的3-4%差不多不?

insurance about 700 to 1000 dollars depending on your policy
Water service charge about 700 to 800 dollars a year
Advertising + agent relisting fee is about 1000 to 1500 dollars
Agent fee is about 6% of your rental income
Maintenance and repairs: you need 3000 to 5000 dollars in reserve for any unexpected incident, in average you could spend about 1500 to 2000 dollars a year to keep house in a reasonable good condition.
Mowing and garden maintenance: this could be renter's responsibility or yours. it is about 1000 to 1500 dollars a year depending on the garden size.
除了上面所有的之外那就是利率的波动了。 所以买幢HOUSE不便宜， 七七八八的，都是钱

这样看来，开支好大的

假设是500一周的房子（不管房价多少，暂且只假设房租），一年维护成本算1500，房租如果是500一周，那就相当于6%的维护费用。如果一年算空租2周，损失1000刀，相当于4%的成本。我打算在昆士兰投资房产。听说那里的中介费8%左右。这样一下子18%的租金收入就没了。在扣个市政水费啥的，还剩多少钱还贷款啊。。。

万一利率一张，这个成本就飙升啦。。。

接近悉尼一年的房价涨幅了。

而且要注意：

3），中国股市，政府鼓励上涨。——澳洲房地产，你知道的，批评的声音已经铺天盖地。
4），中国股市，刚起步，上涨空间很大。——澳洲房地产，已经是末路狂花。
5），中国股市，融资、持有成本为零。——澳洲房地产，持有，那是要交融资费用的（利息差额）
6），中国股市，牛市不见顶。——澳洲房地产，很难说下跌的空间有多大。

不是说澳洲房地产不是好的投资市场。
不是说中国股市一定是好的投资市场。

关键是要看时机。

别人都把中国股市炒烂了，你再进场，肯定亏。
别人都把澳洲地产炒烂了，你再进场，谁知道亏不亏呢？
