Is it worth to do depreciation since it will increase the CGT in the future? Normally, it's worth, but for positive gearing property, It's subject to debate.

不明白楼主问题。正现金流，做折旧也为了降低房租的利润少缴税

至于CGT

折旧带来是一半的减免获利
