题目二: RENOVATING FOR PROFIT
从RENOVATION获利, A SIMPLE PROFIT GENERATING STRATEGY:
1. BUY OLD PROPERTIES BELOW MARKET VALUE
2.INCREASE THEIR VALUE BY RENOVATING THEM
3.PAY OTHERS TO DO THE DIRTY WORK
4.KEEP 100% OF THE PROFITS
5.SELL SOME OF THEM TO FUND MY LIFESTYLE (sell the first 2, hold the third, and reinvest profits to reduce debt)
6. KEEP THE BEST ONES FOR 'BUY AND HOLD' (use part of the redrawn equity to make cash shortfall, and reduce cash flow problems-and avoid CGT, 注意, ON HOLD1年以上才有CGT 50%折扣)
这几点乍看起来像是废话, 不过有些具体例子说明,如第一点,怎样才能实现BELOW MARKET VALUE呢? 就是要做SUBURB EXPORT,这可不是很容易,所以演讲者提到,好的RENOVATION项目不需要做很多,一年做两个,非常集中,做好计划,是可以实现的. (两个DEAL, 每个PROFIT在4万以上). 第二点,这就全凭经验了,有些东西是可以在改善后大大增加价值的,有些是根本无用的, 在这时候千万不能以个人喜好为出发点,而该完全以'怎样增加附加价值'为准,--ONLY DO THINGS THAT WILL MAXIMIZE PROFITS, 如,厨房和洗手间就是典型的附加价值明显的地方, 如果原房产这两处很烂,而你觉得是有空间可以修缮的. 第三点,没必要自己亲历亲为一些东西,但是一定要有监督和当场做决定的能力,另外一定要STICK在BUDGET上,这点看起来容易,其实很多第一次做RENOVATION PROJECT的人犯的最大的错误就是这里.这也是第四点所要说的.

1. DEVELOP YOUR GAME PLAN FOR SUCESS
2. BUILD A 'A' TEAM (Solicitator, Accountant, Register Valuer, Rental Manager, Real Estate Agent, Finance Broker, Contractor...etc)
3. Select the best finance option
4. Select the right property at the right area
5. Buy your property at or below market (你的MARGIN要至少保持你买入价的25%以上,才会在减去各种费用后有所盈利, BELOW 这个LEVEL都是危险的)
6. CARRY OUT A QUICK AND INEXPENSIVE RENOVATION( 在这里说明的是, QUIKC很重要,因为不同于其他策略,RENOVATION AND SELL是建立在越快卖出去越能提高PROFIT的)
7 SELL FOR THE HIGHEST PRICE OR HOLD FOR PROPERTY GROWTH (说到这点,我个人觉得要补充一点就是,RENOVATION如果做的不成功,要在做计划的时候就有准备BUY AND HOLD的OPTION)
