如题，卖家提供的strata report里的白蚁检测报告有写：小区其他townhouse和我们在看的townhouse的前院树里有发现活的白蚁，隔壁邻居和其他不远处的几个房子有中轻度的木头损坏，害虫防治公司已经renew了baiting station和杀虫药等，但建议小区每6个月就要做一次检查，控制白蚁活动。
不知道这样的话，这房子还有必要考虑吗？房子位置其实很好，近火车站和学校，内部状况也还行，算是预算内最理想的房子了。但有白蚁这个问题（小区就在大森林旁边）真的让人很头疼。
SUBTERRANEAN TERMITES
Active termites (live insects) WERE found, but not necessarily limited to:
· Live Nasutitermes spp within trees adjacent to Number 9/bin area and scrap timbers in common area in between
Numbers 16 & 18. Nasutitermes species have the potential to cause MODERATE amounts of damage to dry, seasoned
timber. This species of termite are more likely to attack damp, decaying timbers such as fencing and landscaping. Bait has
been added in accordance with Exterra.
· Live Coptotermes spp within monitoring station in rear yard of Number 14. Coptotermes species have the potential to cause
LARGE amounts of damage to timber including extensive structural damage. Bait has been added in accordance with Exterra.
Please be aware live termites, may be present to concealed and inaccessible areas, and would only be found if exposed by
invasive means.
There WAS visible evidence of subterranean termite workings found, particularly but not limited to:
· Witness marks and damage to foundations, formwork timbers and scrap timbers within the subfloors of Number 18.
· Trees throughout the grounds, including at the rear of Number 5, adjacent Number 9 & 13 and the driveway junction.
· Exterra stations at rear of 14, 16, 17 & 20.
Please be aware evidence of termites, including damage, may be present to concealed and inaccessible timbers, and would
only be found if exposed by invasive means.
We are not building experts however in our opinion the damage appears to be MODERATE – EXTENSIVE. A suitably qualified building expert must be consulted to determine the full extent of damage, determine if a safety hazard (which may cause serious injury) exists,
remedial work which may be required, and associated costs. (See page 3, clause 4).
Where damage is detected, the potential for further non-visual (concealed) damage associated with the termite workings and
damage found is always high.
