楼主今天收到中介的邮件,就是强烈建议我们换房客。其实我们是不大想换的,但是因为这个是我们第一套投资房,我怕不听取中介的意见,之后万一他们不管催房租什么的,或者别的什么,我怎么办。
我对我房子和房客的印象是这样子的:
我的房子,18年新,但是在附近邻居很多新房中,除了大和位置稍好,没啥别的优势。当年open for lease,也是挂了30多天,才勉勉强强租出去的,就是这个现在的房客。我记得当时agent一周开两天,每次inspection的人多没几个。当然这个是一年前了,也许现在会好些? 反正我们都不想负担投资房的利息。因为我担心房客不靠谱,我还多花点儿钱买了AAMI 保险 Tenant Protection Option。
我的房客,我和她接触过几次,白人单身带3个孩子,是没啥文化,但是我去的几次,她还好。200平的房间里,全是他们的家具,还帮我种了新的树木,后院买了蹦床和秋千。如果不和我说这个人是个领福利的女士,只是第一次来她家做客,我还觉得挺温馨的。 我也有些同情她的成分,就是东西这么多,要是只住了一年就搬家,她也怪可怜的。 下面是她的问题: 她的问题是和中介沟通不好,交房租经常delay,所以,中介员工都讨厌她,为了让她交房租,他们的关系越来越差。 也许是中介员工的努力,我这里看到的是,房租是交的晚些,但是数额还是正确的,起码对我还利息不构成威胁。
下面是两封中介发来的邮件内容:(看起来他们已经不厌其烦了。。)
第一封:
Hi ,
I though I would express my concerns with the tenancy.
XXX has been extremely difficult to deal with in recent times.
Rent is constantly behind, when we conducted the most recent inspection to the property there were two holes to walls - there were drawings to walls - I would recommend to find another tenancy.
With rent being constantly short paid, this will fall further and further behind.
We currently have a lot of great quality applicants at the moment that are looking for homes similar to yours.
My professional opinion - this tenancy is only going to go downhill and its best we get on top of this now before it becomes out of hand.
Can you please let me know of your thoughts?
I highly advise to terminate this tenancy and start looking for another high quality tenancy that pays on time every time, looks after the property, has it clean and doesn't put holes to walls.
看到第一封后,我回复说我们担心的就是租不出去,我们经济损失。中介回复了第二封:

Makes perfect sense.
I can assure you that our leasing team have expanded and are working hard at making sure properties aren't vacant for a long period of time.
We are leasing quicker than ever - we leased 70 homes last month and processed 856 applications.
I highly advise we find another tenant for your property - I am working for your best interest and can't stress enough that this tenancy is going downhill.
She is not looking after the property as well as she should, rent is being short paid, she has yelled multiple times to not only me, the receptionist and also my Manager when we are trying to have a civil conversation - this is becoming a very hostile tenancy and we are trying our very best to make this civil for both us and the tenant but she is not cooperating.
Please think about it and I can assure you that we will do everything we can to make sure your property is not vacant for a substantial amount of time.

谢谢大家的意见,我稍后回复大家,分分今天不够明天补!!自己算是个好房东,再有就是这家中介,还是那边最大的呢,建议我们for lease的价格偏高,还信誓旦旦,直到后来一降再降才勉强租出去。所以我对中介找房客的能力的确表示怀疑。。 大家的意见我都看过了,我和老公晚上商量一下,看来我们也真的应该考虑换房客了。
