Grocon heading back to homes in Sydney
by Nick Lenaghan and Mercedes Ruehl
Grocon has lodged plans for a $250 million residential project at Epping, its first large residential project in Sydney in the past 15 years.
The project, which will have 279 apartments, will lead Grocon's push into Sydney's booming housing market.
Plans for the 16-level development, including a small retail component, were lodged with Hornsby Shire Council on October 22, council records show.
The Oxford Street site is in the retail and community heart of the north Sydney suburb, not far from the station.
It is an amalgamation of four sites that Grocon acquired through an off-market deal in September.
"There are a number of opportunities in Sydney for Grocon to own and develop residential sites and the Epping property was attractive to us," Grocon's development head Dan McLennan said in September.
"This particular area is a hub of activity, close to retail, commercial and other residential development activity, which, when coupled with the significant transport infrastructure investment in Sydney's north-west, all added to the appeal of acquiring this site."
The suburb, where large tracts of land have been rezoned, is set for transformation, with the NSW government planning to create 3750 new homes by 2031.
Opposite the Grocon site, China Poly is planning an even bigger apartment development on a site it acquired from Goodman in 2014 for $110 million.
The Chinese developer has lodged plans on that site, which fronts on to nearby Cambridge Street, for 480 apartments, along with retail units.
Grocon is pursuing its project, designed by architects Marchese Partners, with the local council.
Extending from 30 to 42 Oxford Street, the project will include one-, two- and three-bedroom apartments and 600 square metres of retail.
It is the first time Grocon will undertake a high-density apartment development in Sydney since The Cove project in The Rocks in 2000, which was designed by Harry Seidler.
