Outgoings of a property
1. Council rates: this is payable to local council for the services provided in the local council area, like rubbish removal, local road, park etc. This applies to all properties.
2. Water rates: this is payable to the water service company and applies to all properties. For an investment property, the tenants need to pay for the usage and landlord pays for the base rate. If the tenants pay for the usage, the shower has to meet the water saving standard and certified by a licenced plumber.
3. Strata fee: this is only for strata title, like units and townhouses. The strata fee normally incude building insurance, but the owner still need to buy the content insurance in case this is damage internally. The strata fee covers the maintenance of the common area. If there is major repair work to be carries out in the common area, there will be a special levy.
4. Land tax, for investment properties only, assessed every year. |
