想请问一下“最新悉尼东西南北简概 - 买房,租房”的作者一个问题

我看了你写的帖子，写得很好。现在我在考虑买投资房。主要看Pymble，rhodes和Wolli creek 。想买45W左右的1房或2房apartment。我看了一下，对于Pymble 和rhodes根本买不到2房。Pymble一房加study46W，rhodes可能42W，而wolli creek46W可以买2房了。从房租和我需要投的钱来供这个房方面考虑，Wolli creek的房子我大概出700块每月可以搞定了，而pymble 和rhodes大概要800多。因为Wolli creek 2房的毕竟租金高些。但是从房价的涨幅来看可能以后Pymble的房子涨的快些，但是我在想Wolli creek的房子理city近，现在房价低，以后说不定涨幅只有高，想请高人大哥指点一下。万分感谢。

wolli creek, pymble , rhodes 这3的区lz看的房子strata有差不多的，2房肯定是好过1房的投资回报，以后卖也方便出手，rhodes现在1房租金在400左右，lz看的房子应该有4年多，之前做过service apt。位置一般。现在rhodes房子比较好的是靠近水或者shopping centre，那还会有很多新房在建。rhodes现在全新的1房在46万，2房64万左右。
wolli creek那会修个shopping centre，那现在也有不少项目在进行，那租金市场不错。价格区间也低，但要找稍微安静的街区。wolli creek那的新2房价格在50万左右起.
所以相比rhodes,pymble1房，个人认为还是选wolli creek的2房比较好。

大哥提醒我要找安静点的地方，那儿离机场近，我如果去看房一般白天去，不知道晚上有没有大量飞机起落。哪儿算安静点的。另外该区物业费的确高基本都在$1200。大哥觉得哪儿升值空间大吗？
另外我说的Pymble46W的房子是一室带一个study room的。有68平方，可以算是小2室了，pymble增值空间不如wolli creek吗？
现在利息一定回升，现在看到新闻近5个月买房人数少了不少，虽然房子供应有点少，房价跌的可能性还是有的。请大哥谈谈自己的看法，谢谢了。

surtherland这一条线都比较吵。第一是机场。第二是HWY。如果你晚上睡觉必须非常安静的话。。那恐怕要考虑一下了

这些区中东人和印度人的比例相对比北区高。可能是因为传统上是工厂区的原因吧

晚上飞机不多,这个你可以去查下airort的网站
现在一般新房strata都在1000上下，wolli creek那可以选择的房子还是比较多的。
1+study的花，study没有窗子，这个比较难出租，因为位置关系，毕竟不是在city。
升值空间肯定是有的，就是多少的问题了~。加上wolli creek那马上要修大的shopping centre，所以还是不错的。

A DEVELOPER by passed Rockdale Council and lodged an application with the State Government for a $260 million project at Wolli Creek featuring three towers up to 22 storeys high.
The proposed development by Nahas Construction Construction fronts Arncliffe Street and the Princes Highway and includes 25,000 square metres of retail space and 45,000 square metres of residential space.

It comprises a 22-storey north-facing building and two towers at eight and 16 storeys high.

Nahas Construction senior project manager Elia Sarkis said the development included a town square at the intersection of Arncliffe Street and Brodie Spark Drive, a supermarket, retail outlets, cinemas, coffee shops and a council library that would make up for a shortfall in community facilities in Wolli Creek. He said the project's design would be perfected over two to three years.

45,000 square metres of residential space.
100平一个单位算，就是450套。每套住2个人，就是900人。
瓦，多出1000人来，这个车站以后估计狠挤了。

Lots of Lebanese in Wolli Creek,that's true. In Auburn, 8%Chinese, 6% Lebanese, while in Wolli Creek 9% Labanese. Actually I feel in auburn lots of mid easters. I can imagine Wolli creek must be full of mid-easters.
