主体房屋维护，加建granny flat 和deck 报价更新

买了个老house, 想维护一下还想把后面的阳光房索性做成一室一厅的granny flat. 然后再做个deck. 问了两个builder的意见。第一个说你刚搬进去，前房东重新刷过，目前看不出问题。住个半年再说，到时候发现问题一起维修。第二个builder说10万刀前面维护和后面加建，马上付2万刀做定金，后面的尾数，工程8个礼拜完了一起给。 求教足迹有经验的给点意见。


昨天刚拿到报价，大家给我看看吧。加建的部分没有厕所和厨房。 其实我想要个厕所的。不知道是不是会贵很多。
Subject: Extension and renovation


Scope of works:

Extension:           
      
•        Remove existing roof of BBQ area and open up walls where necessary
•        Break and remove concrete flooring where necessary
•        Dig footings where necessary
•        Poor slab where necessary
•        Extend existing brickwork allowing for a total floor area of approx. 50m2.
•        Supply and fix a timber pitched roof with roof tiles to match existing including guttering and downpipes
•        Provide double sliding doors to family room
•        Provide windows to bedroom and family room (white aluminium sliding)
•        All internal walls sheeted with 10mm gyprock, set and painted
•        Supply and fix 10 downlights to this area including bedroom
•        Make kitchen window smaller to cater for the extension of adjacent wall
•        Re tile entire floor to extension (Allowance of $30m2)
•        Re locate ducting for rangehood
•        Re locate ducting for downstairs bathroom


Decking   
                          
•         Supply and fix approximately 25m2 of suspended timber pine decking including 8 tread staircase
•        Metal chair piers at 1200mm centres fixed into the existing concrete
•        Supply and fix timber hand rails


Doors &
Windows      
      
•        Remove existing 17 windows and replace with white aluminium sliding windows
•        Remove existing 3 doors and replace with 3 new timber doors and jambs including all door hardware


Air conditioning   
                          
•         Supply and fix 2 new split system Daikin air condition units for upstairs
•        The existing unit currently upstairs is to be re located into the extension

Rangehood   
                          
•         Supply and fix 1 x new stainless steel rangehood (Miele)

TOTAL COST FOR THE ABOVE ALLOWING FOR THE FIX OF ALL MATERIALS, LABOUR AND THE REMOVAL OF RUBBISH
$110,000.00 plus GST

要看你的现金流了，充裕就搬进去之前做好一切； 紧张就租出去，或搬进去住， 租金赚到的扩建费用再说，注意，扩建费用可以减税。

我们已经搬进去了。发现了一些问题。主要就是二楼每个房间地板的中间都比墙两边低。不知道什么原因。想要重新铺但是要先弄好。

扩建费用可以减税？这个是怎么操作？之前没听过 简直是新年听到的最好的消息了

那是不是建房的费用必须交GST的？如果现金的话是不是就没有折旧了呢？
