[修房建房] 关于strata report的紧急求助,坛子里有朋友从事建筑设计或者土木工程吗? [复制链接]

坛子里有朋友从事建筑设计或者土木工程吗? 上周看中的一个公寓楼做了strata inspection report,发现问题无数,但是下面这个问题似乎最严重(body corporate 前2年开了好几次会讨论这个问题,fair trading office和原建筑商Multiplex都牵涉到了),但是自己对建筑不懂,不知道问题到底有多严重? 懂这方面的朋友能帮忙看看吗? 下面是body corporate meeting minutes里对该问题的描述. (这个问题已经是被确认为building defect了,只是对维修方案达不成一致) 另外,这栋楼大概建成7年左右,在chatswood

The building subject of this complaint is constructed with two half round section to the front concers extending the full height of the building. Four windows are built into each of these curved section on the 10 lower levels and two windows to each of the 10 upper levels. The lintels of these windows were originally coated with cement render.

这栋楼西南和东南角都各有一个半圆形的阳台,10楼一下是用玻璃窗全封闭的,10楼以上是开敞的. 窗户上的窗楣是用水泥覆盖的.

The intial complaint regarding this issue related to sections of cement render around these lintels becoming detached and falling to the street. During May and June 2005, the contractor attended the site and removed the render coating the subject lintels. Subsequent inspection revealed that many of these lintels have sustained rusting to their surfaces and this is considered to be the cause of the break down of the cement rendered surface.

问题被发现是因为窗楣的部分水泥涂层脱落(掉到街上), 在contractor 去掉剩下的水泥涂层后发现原来的窗楣表面已经生锈,这也是导致水泥涂层脱落的原因.

Further inspection revealed that the lintels subject of this complaint are not treated with hot dip galvanizing as required under the original specifications for the building's construction.

Architect's report detailed that hot dipped galvanised lintels are substituted with painted lintels, there are no weep holes in the facade for drainage, there is no galvanised wire mesh to adhere the render to the facade, retro tack welded thin metal plate have been fitted to support the exterior blockwork where two lintels appear to be inadequately installed as well as a number of other drawing requirements not complied with by the builder as detailed in the Engineers reports.

后续调查发现窗楣没有做hot dip galvanizing,热浸镀锌处理? 而只是用了painted lintels代替. 这个热浸镀锌处理是不是很重要(好像是防锈作用)?

CTI report dated 25 July, 2005 states that the lintels do not bear on masonry but are bolted to the vertivsl steel columns when the photographs as issued with this report clearly prove that rhe lintels are supported by masonry. Tow other photograhphs issued with this report clearly indicate the problems with the lintel in apt. 1408 where one supporting nut is only holding on by a thread or two, excessive large holes cut into the lintel with an oxy-acetyline blowtorch, rust on the lintel where hits been cut & surface welded - a vertical welded section is sub-standard.

使用masonry承重和 bolted to the vertivsl steel columns的区别是什么呢?

最主要,我是担心这个对整个大楼的结构是否有影响,不会以后变危房吧?

买过公寓楼的TZ们能说说你们买房时做的strata report里各种building defect/maintenance问题多吗?

前不久也做过另一个公寓楼的strata report,基本上什么问题都没有,和这栋比反差很大...

一般报告上会有维修估价。如果是小毛病,你又喜欢这房子,报告上面说要多少钱才能修好的从你出的房价里减去就是了。如果是大毛病就不要卖了。

多谢老妖,但是这个strata report里没有维修估价,大概是因为strata inspection只是查询的body corporate的记录,而这个问题又是被判定为building defect,原建筑商Multiplex愿意修,但是修理方案与body corporate达不成一致,就这么拖着. 生活居住倒是不怎么受影响,但是担心影响以后的升值潜力...

主要是body corporate记录的里各种各样的小毛病一大堆,我不知道这样的情况到底是大部分公寓楼的通病,还是这栋太突出,只能希望买过公寓楼的同志们来说说自己当初strata report的情况了,希望能有个横向比较,要是其他公寓楼都是有各种各样的小问题还好,就怕只是这栋楼是这样的情况...

Strata report doesn't have price. That's why you get a building/pest inspection. The price will be on that. Just tell your building inspector these are the problems present in the strata report and let them check out for you. If the problem is still there (not fixed) then there will be an estimate of price to rectify.
