交通方便房子新,生活比较不便,SHOPPING CENTRE不知道何时建好.

有2房2卫大概36W的机会,是否合适?

噪音是个大问题,5号路,Pricess Hwy,2条铁路线包围。安静的Apartment/Unit不多。

把管理费,利息,租金什么的和起来算算,反正这4年那里的投资客挺痛苦的

这个地方虽然鼓吹了很多年,但是现在还是没有SHOPPING CENTRE,也许若干年后会有(您还要开车去其他地方买东西),实际上除了一些高层APT就是一些REAL ESTATE AGENTS,和一个交叉的火车站。

没有生活的气息,而且靠近中东人的老巢ARNCLIFF,治安并不好。

虽然租金很高,可是超高的房价和STRATA,回报率其实并不高。

那个超市主人好眼光啊, 我觉得他以后一定大发, 呵呵,
我常去买绿茶奶茶的。。。
虽然不住在WOLLI GREEK.
住宅和商业地产是相辅相成的。 所以这地方现在就是个枢纽站, 其他的不好说。

Finally some info about Shopping Centre.

SITE 3 DEVELOPMENT STATUS

Overview

The revised DA was lodged with Council on Wednesday, 14th May, 2008.

The development application lodged for the supermarket / retail space and
commercial space for Site 3 will support approx 2,929m2 of Supermarket
space and 1,125m2 of specialty retail on the ground floor, and 1,947m2 (not
incl. outdoor area for childcare) of commercial/retail /childcare space on the
upper floor.

The residential towers above will support 17,275m2 of residential floor space in 2 separate towers which contain 224 apartments total, comprising 1 and 2 bedroom units.

It is hopeful the DA will be approved by Sept 08 and, subject to market
response, early works and construction will then commence late 2008.

Completion and operation will be approx 2010-2011.

It is currently planned that the following community facilities will be provided for use by Site 3 residents and their guests:

* 20m swimming pool
* Gym room
* Community room
* Barbeques and undercover seating
* Private landscaped podium

Some Q&A from Australand(Builder of Discovery Point) from reliable source. Shopping centre is planed to be built in 2011...It takes a while to see this area to be picked up.

Q. What is the current timetable for Stage 3 the shopping centre. I believe its currently still with council. Do you know when it will be voted on and once approved, how long after that does Australand hope to start construction ?.
A. As per the PDF sent out last week, the hope is (best case) to start work in October ie: drilling foundations etc, with the intent of going full into it from Jan next year and a completion date somewhere mid 2010 to early 2011.

Q. Stage 4 is also currently with council awaiting approval due to amendments to its plans. When do you expect council to vote on this issue ?, and how long after approval do you expect construction to start, and how long will construction take ?
A. Stage 4 only has a section 96 amendment to it for some cosmetic changes and a few changes to apartment layouts. No expectation on the approval for this but it isnt a big issue so it wont be a problem as Site 4 has already been approved, and this is only a small change.

Q. With Stage 3 being the bigger of the two stages, is it planned to stagger the construction of both Stages so that they are completed around the same time, or will they be built independently of each other. if so, when does Australand hope to have these stages completed by ?
A. The expectation is depending on the market, that in line with some rumours out there, Site 4 could possibly be built in conjunction with Site 3 and finish around the same time, if not sooner due to its small foot print compared to Site 3.

Q. When can residents of Discovery Point expect a more direct access to the railway station in relation to the construction of Stage 3 and 4 ?.
A. Once Brodie Spark Drive is linked up to the railway overpass, and both Stages are complete, then yes there will be a more direct access to the station. Unfortunately not before the end of construction of Site 3. There will be no underground access from the railway station to the Supermarket as the supermarket will be at ground level. As the car park is not a public car park as such for the railway station but only for the supermarket, no underground access to the car park can be expected either.

Q. You announced recently that the supermarket will be one of the bigger companies and not an ALDI as some people had speculated. Has any agreement been made yet with either Coles, or Woolworth's ?.
A. No agreements have been made, although Australand are actively seeking that at the moment. Basically Site 3 cannot get the financial go ahead without the backing of a major supermarket signing on. By years end Australand will most likely make an announcement of the successful supermarket chain. It will definitely only be a Woolworths, or Coles, and maybe possibly new upmarket Woolies spin off Thomas Dux http://thomasdux.com.au/home.html

Q. Earlier this year you advised residents that the pool facility in Greenbank would be shared with those in Stage 4 (watermark), and Stage 3 as none of these buildings have pool facilities. The residents at this meeting we not very happy and quite vocal in their opposition to the overcrowding that we expect will occur in the pool area of Greenbank. Documentation was sent to you by myself about the approval process of Stage 4 which states its recreation facilities were to be that of Stage 3 which at the time had a pool in it. Can you update Greenbank residents on this matter ie: Is it still Australands plan that residents of either stage 4 or stage 3, or both, will be using the pool and gym facilities in Greenbank ?.
A. Site 3 now has a Pool facility and Gymnasium facility for residents. Site 9 will also share those facilities. Site 4 will still have Greenbanks pool and gym usage, but the ratio of residents of a combined Site 3 and 9, compared to ours 1,2 and 4 is much larger. So its a small win in the sense, that we will still have to share a facilities with Site 4 (88 apartments), but we wont be sharing it with Site 3's twin towers which are 16 stories each in total. I guess its a satisfactory outcome.

Q When can residents expect further information on the hand over of the Heritage Buildings ?.
A. The hand over will take several month around 2 to 3, although it is expected that resident will be allowed access to the buildings in the next 4 weeks and maybe as soon as the next week or 2.

Q With the downturn in the property market and this project going very slowly now, does Australand have any new wish list projections of an expected completion for the entire site ?. Once Stage 3 and 4 are completed, what is the next site to be started, will it be Stage 5, if so, what is Stage 5 ?.
A. Australands current forward projections are a completion of the entire site by 2016/17. Stage 5 or the waterfront (facing the river) which are considered as the premier apartments of the development is again very much dependent on the market.

Some additional information to come out of the meeting that will effect us all is that with resident given access to the Heritage building (as early as this week), the park will also be permanently opened up for public access. All gates and barriers will be opened and removed and our park will be accessible to the general public. Tempe House, and Mt Olympus will continue as always intended to be closed off for use of residents only. The reason for this seems most likely because of the official opening by the Major of Magdalene Terrace which will be at 3pm this Wednesday 18June with a ribbon cutting ceremony. The park will then also be opened and so on.

wolli creek房价感觉不算贵吧,毕竟盘整了好些年了,管理费应该属于中等吧公寓房差不多都这个价,最大的缺点应该就是配套设施,如果几年后购物中心建好IKEA建好应该有发展的潜力

我有朋友以前住那边,去看的时候感觉很舒服,还看得到除夕夜的烟花。关上窗没有噪音。但要开窗睡觉的TX 就掺了,呵呵~~

WOLLI CREEK的房子, 买来投资可以, 自己住就麻烦了。有孩子的还买来住就更麻烦了。。。。

飞机吵, 火车吵, 尤其是货运火车吵, 还有2条线路变线的时候那叫1个吵。。。1天24小时, 可能清晨2,3点到6点不到是安静的。

远点的房子可能好点, 火车站后头那栋很高的小区房子千万表买。。。热, 闷, 不透气, 而且超级不隔音。

住过半年,感觉还行,噪音还可以,基本可以忽略。

但是没有车,基本无法生活,生活设施缺乏,就一个新东方超市,一个pizza place。去city倒是很快。

但是看样子没有几年是不会有shopping center出现。

记得n年前看过一次wolli creek的新Apartment,中介说那个大坑今年就会造shopping center, 去年陪朋友去了一次,好象没什么变化,不过中介又说那个大坑今年底就会造shopping center,我估计那边的中介每年都说'今年就会造'

看REALESTATE上面,好像40w 2 BED的基本上没有啊。基本上要45W。就这么半年涨这么厉害了。

是啊,REALESTATE上三居的现在要50好几万才有了。WOLLI CREEK的房子,除了在REALESTATE上,DOMAIN上看,还有什么地方能知道房子在卖?华人AGENT那里卖的到那里找广告?

WOLLI CREEK LUSTY STREET上现在有个工地,天天在挖坑,听中介说要盖9层的APARTMENT,就是那幢孤零零的白房子旁边,但是我怎么没看到楼花再卖呢?

靠近BONAR ST上不远WOLLONGONG街上有楼花在卖,中文报纸上打出的广告是怡静阁,开车路过,光是大幅中文BANNER,原址好像还没拆.

Mainly because the banks are reluctant to finance commercial property and australand do not have enough dough to finance it all themselves ATM

其实这边很多楼底下的商业房都空着啊,也没人来做生意.有人来开个邮局就好了,最好再开个PHARMACY,再来家中餐馆,FISH AND CHIPS,也就跟一般小镇上差不多了.

我看社区报上是说,他们原来的那个DA因为资金不足,现在改成一个REVISED PLAN,,改成一个SUPER MARKET,还有一点什么,加几百个车位的CAR PARK,使用15年,ROACKDALE COUNCIL很不满意,还不知道会不会批这个DA.

现在说法很多,由于商用物业市场仍旧十分清淡,Australand 计划减少商场面积,扩大居民楼面积。。。。那个临时商场(这个不是australand的项目吧?)就是计划将建在现在修车场的位置(pinces hwy 和ancliffe st 之间),如果真的这样过渡就令人太失望了。。。。

机场在a图的左面,那条路就是pinces hwy

就直接靠近火车站了

新的计划中原先两层的shopping centre面积被大大减少了,原先预留的coles或woolie的也改为iga规模的了,相反加多了apartment 的数量,希望这不是最后的计划,否则确实是挺让人失望的。。。

因为australand那里将不会是购物中心, 购物中心会在arncliffe st和princess hwy那里, 预计2012年完工, ikea已经动土了2011年完工, 我自己最近买的投资房也在那里, 一切都看似很好, 只是不知道council的预算, 能否支持他近期的建设, 如果最近没大涨2o11年ikea起来了也差不多了.

另外马上meriton会在旁边建楼, 跟大开发商走不会错的.

你那图纸是australand 第三期, 不是购物中心的图纸, 只是提供一个辅助购物的场所.

现在计划的商场位置原来是要造这个的。。。(传说中的图书馆,电影院)
话说回来不管如何商场真能造起来对这个地方的房价肯定是有小小推动的

这个临时商场的DA好像就是AUSTRALAND的,是他们把原来的什么都包括的大SHOPPING CENTRE改的,所以ROCKDALE COUNCIL很不高兴.可惜报纸被我仍了,不然我就把那个新闻打上来了.
而且就算是这个REVISED PLAN,也是刚刚提出DA,等批下来,再盖起来,又不知道多少年过去了.
其实IGA这种规模的,哪里需要AUSTRALAND来盖啊,那么多底楼的铺子都空着呢.

MERITON的又一个房子倒是比怡静阁离WOLLI CREEK这边近,路过看到好像已经要开始挖了,不过没看到他们在卖房子啊.
你说的购物中心是哪个开发商开发的?
